For this exclusive residential development in Lagos’s prestigious Banana Island, we designed the full architecture and interior concept for a building that accommodates both a penthouse and a maisonette within a single cohesive architectural envelope. The design is guided by a contemporary aesthetic that balances luxury with restraint, integrating clean lines, considered proportions and a calm, light-filled material palette that reflects its waterfront setting.

The architecture is defined by a clarity of massing and a refined approach to form. Expansive glazing and deep façade reveals create a rhythm of solid and void, allowing natural light to animate the interiors while framing views of the surrounding landscape. The penthouse occupies the upper levels, offering elevated sightlines and generous terraces, while the maisonette extends towards a private garden and connects directly to the shared clubhouse and pool. These complementary dwelling types are unified by a consistent architectural language, ensuring a sense of harmony across the development.

Internally, the planning prioritises spatial flow and intuitive vertical movement. The maisonette opens onto its own garden and pool-side amenity, creating a seamless indoor–outdoor lifestyle, while the penthouse is organised across multiple levels with dedicated living, private and entertainment zones. The architecture accommodates this complexity through efficient circulation, carefully stacked volumes and well-orchestrated transitions between public and private spaces.

Materiality plays a central role in establishing both cohesion and character. The exterior incorporates natural stone, smooth plaster and metal detailing, paired with generous aluminium-framed glazing. Internally, a palette of honed stone, timber veneers and refined metal accents carries through from one unit to the next, ensuring continuity between architecture and interiors. This integrated approach reinforces the project’s calm and contemporary atmosphere, while meeting the client’s expectations for understated luxury.

The development also includes interconnected communal facilities, including a clubhouse, bar, pool deck and landscaped areas. These shared spaces extend the living experience beyond the private residences, fostering a sense of community within a setting defined by elegance, comfort and architectural refinement.
