Recent changes to the Cape Town City Zoning Scheme, in tandem with a supportive approach to Urban and suburban densification, has unlocked significant value to properties in designated areas such as Fresnaye and others. In redefining the parameters, properties with the relevant zoning can construct building envelopes that would have previously been non-compliant, and property developers are capitalising on this opportunity.

We were able to construct a 5-storey apartment block on a site where a single house previously stood. The block includes five accommodation units: two penthouses, a simplex apartment, a duplex apartment and a double storey townhouse.

In addressing market preferences, the building reflects contemporary living. Open plan living, dining and kitchen areas with end-to-end sliding glass doors, wrap-around terraces and all en-suite bedrooms make these apartments attractive to buyers wanting a low-maintenance luxury lifestyle in upmarket areas.

Mitigating the scale of the building was a key design challenge in a neighbourhood of predominantly family homes. To achieve this, we articulated the facades by expressing certain elements more boldly while recessing other components to create a ‘floating’ effect. In addition, we used different materials, textures and colours to reinforce this design intent.
